Never waive the home inspection to win a bidding war

In a competitive market, it's tempting to make your offer more attractive by skipping the inspection condition. This is the single most common regret I hear from buyers a year later. A $500 inspection can save you from a $30,000 foundation or roof surprise.

What a good inspector actually checks

Roof age and condition (a roof replacement can run $10,000-$20,000+), foundation cracks and signs of water intrusion, electrical panel type and age (older homes sometimes still have knob-and-tube or aluminum wiring, which affects insurability), plumbing material (older homes may still have galvanized or lead lines), HVAC age and furnace condition, and signs of past water damage, mold, or pest issues.

Red flags to watch for on a showing, before you even get to inspection

Fresh paint in one isolated spot (often hiding a water stain), musty smell in the basement, doors and windows that don't close properly (can indicate foundation settling), uneven floors, and a property that's been relisted multiple times or had a big price drop with no explanation.

Budget for what inspection doesn't catch

Even a clean inspection doesn't mean zero costs. Set aside 1-2% of the home's value per year for ongoing maintenance and unexpected repairs, this is standard advice from most real estate and financial planning sources, and it keeps a manageable surprise from becoming a financial emergency.

Ask about the age of major systems, in writing

Roof, furnace, hot water tank, and windows all have a lifespan. Knowing you're buying a furnace with 2 years left versus 15 years left changes your first-year budget significantly, this should factor into your offer.
